Residential Property Management

Flexible service options to suit all Landlords, from rent collection only, through to full management throughout the Lease period.

Inventory Compilation

Scheduling of owner’s fixtures, fittings and chattels, either at the start and end of a Lease, or prior to a sale. This matters in order to avoid disputes about what was present at a property when a Lease started.

General Property Inspections

A simple, visual survey to provide an easily digested report on any maintenance/repair/redecoration works needed either now or in the medium/long term.

Service Charge Administration

Full financial administration of multi-occupied buildings where Tenants pay the running costs (‘Service Charges’). We collect funds, lodge them in named client accounts and administer payments from those funds to approved service providers.

Special Projects

Overseeing challenging refurbishments of property assets to optimise rental returns and capital values. These range from challenging ‘strip and refit’ projects through to simpler re-decoration projects on large blocks.

Residential Rent Review

Often residential rent reviews are linked to inflation (RPI) but not always depending on the wording of the Lease. we check the correct mechanism to be adopted and oversee the process through the signing of Memoranda recording the change of rent.
